What is an FHA Title II loan for a manufactured home?

FHA Title II insures a regular mortgage on a manufactured home together with the land, and the property must be treated as real estate. HUD guidance lists these requirements: the home was built after June 15, 1976, to the federal manufactured home standards; it has at least 400 square feet; it sits on a permanent foundation that meets FHA criteria; and the towing hitch and running gear are removed. The loan covers both the home and its site, and the term cannot exceed 30 years. In mapped flood zones A or V, the finished grade must be at or above the 100-year flood elevation. HUD describes it as the FHA option for people who own the land, alongside Title I for homes in communities. Lenders apply HUD's current handbook, so confirm details with an FHA-approved lender.
