How Delivery Works

Free Zone Delivery

Your home ships from the nearest major US port city. If your property is within 300 miles of a port, delivery is included in your purchase price — no surprise freight charges.

Extended Delivery

Properties beyond 300 miles are quoted at approximately $3 per mile from the nearest port. Your exact delivery cost is confirmed when you book your consultation — no hidden fees.

What Arrives

Your home arrives fully assembled on a flatbed truck — complete with kitchen, bathroom, HVAC, electrical, plumbing, and all finishes. Everything inside is done. It's placed directly onto your prepared foundation.

Preparing Your Site

Your property needs to be ready before delivery day. Here's what's required:

Level Ground

Your site must be graded and level where the home will be placed. Uneven ground can prevent proper placement and cause structural issues.

Foundation Blocks / Piers

Concrete blocks or piers must be set in place before delivery. We'll provide a foundation layout guide specific to your home's dimensions.

Truck Access

The delivery truck needs a clear path at least 14 feet wide and 60 feet long to reach your placement site. Overhead clearance of 15 feet minimum for any trees or power lines.

Utility Connections Ready

Have your electrical panel, water supply line, and septic or sewer connection point roughed in and accessible near the home's placement location.

Connections & Setup

These site-specific installations require local licensed contractors who know your county's building codes:

  • Septic system or sewer connection Your local plumber connects the home's waste line to your septic tank or municipal sewer.

  • Water supply hookup A licensed plumber connects the home's water inlet to your well or municipal water supply.

  • Electrical grid connection A licensed electrician connects the home's panel to your utility meter or off-grid power system.

  • Foundation construction We provide specs; your contractor pours or sets the blocks.

  • Permits and inspections Permit requirements vary by county. We provide all documentation your building department needs.

We don't do these connections because every site is different — your local contractors know your soil, your codes, and your utility layout better than anyone.
