How do I keep clay soil from moving under my home after it is set?

Keep soil moisture as steady as you can and keep water flowing away. Texas TB 10-01 says shrink-swell soil heaves when wet and settles when dry, and that drainage, plant choices, sprinkling practices and long-term upkeep all affect how a foundation performs. Dallas County Master Gardeners, an AgriLife Extension program, recommend consistent, moderate watering on black clay, with drip lines at least 6 inches from the foundation and covered with mulch. Do not let gutters or downspouts dump water at the piers, avoid deep ponding near the home, and do not change the grade so water runs back under it. Large trees close to the home can dry clay unevenly in summer.
