How can I finance the land before placing a home on it?

You can usually finance land separately with a lot or land loan, or finance the land and home together through some programs. FHA Title I allows a loan for a manufactured home lot alone or for a home and lot combined. With a combination loan, the borrower must own the lot outright, not lease it. VA's purchase loan lists a manufactured home or lot among eligible uses for eligible veterans. In rural areas, the Farm Credit System, a network of borrower-owned lending cooperatives regulated by the Farm Credit Administration, makes agricultural real estate loans and some rural home loans. Many banks and credit unions also offer land loans. Terms, down payments, and rates differ by lender, so compare written offers.
