How do I convert a manufactured home to real property in Texas?

In Texas, the owner elects real property status on a Statement of Ownership application, then perfects that election by recording it in the county real property records and notifying the state and the appraisal district. TDHCA says the home must be attached to land the owner owns or holds under a qualifying long-term lease. Any lienholder must either be paid off or give written consent. TDHCA's guidance lists the steps: get the Statement stamped "Filed" by the county clerk, email it to TDHCA's election-perfection address, and send copies to the taxing entity and appraisal district. Texas Occupations Code Chapter 1201, which TDHCA publishes, sets a 60-day window after attachment for these filings. Until the recording is done, the conversion is incomplete. County clerk fees vary.
